This lovely older home boasted many assets: great natural light, lots of charm, nicely proportioned rooms and a fair amount of space. There were, however, a few areas that the new homeowner wanted to update to better suit her needs. On the first floor, the powder room was adjacent to the formal dining room, and the kitchen was long and narrow, and needed a facelift. On the second floor, there were four bedrooms (none were very large by today’s standards), one hall bath, and two bathrooms off of two bedrooms. The closets were small, and there wasn’t one room that would stand out as a master bedroom.
The new layout made the powder room on the first floor smaller, and the room is now accessed from a hallway for better privacy. This allowed for a few more square feet in the kitchen, where we could recess a nice sized refrigerator. The new kitchen layout also has a breakfast bar area, and an island which provides additional counter space where it’s needed the most. The sink was relocated under a new larger window which brings in lots of light and a gorgeous view of the back yard. This layout removes the awkwardly-placed table, and the room proportions are visually better balanced.
On the second floor, the hall bath was completely re-done, a small laundry room was added off of the hallway (moved up from the basement), and those two bathrooms became one large, light-filled master bath with a central shower and large soaking tub. Part of the fourth bedroom became a large walk-in closet and also added space to the master bedroom.
The result is a comfortable and beautiful home that provides convenience, and plenty of room for today’s modern living style.
